To help facilitate the process of conducting property searches for Oregon Coast Real Estate Listings, the Lincoln County Multiple Listing System (MLS) has been organized based on an area code classification system. These MLS Area Codes Descriptions are maintained by the Lincoln County Oregon Board of Realtors® and are updated periodically. All listings entered into the Oregon Coast MLS System include an area code description designating the general community location from which the property is situated. By understanding these area code descriptions, you can pinpoint your property search activities to better match to your purchasing or selling needs.
The MLS Area Code Descriptions utilized within the MLS System cover the major Oregon Coast Property Markets located within a geographic area extending southward from Tillamook County through Lincoln County to the Northern Lane County Coastline. These descriptions are organized within two major groups, a north area group and a south area group. The format of these descriptions used includes a four character sequence with the first character identifying either the north group or south group. The remaining three digits are unique for identifying the subject area. For example, the MLS Code Description of (NSAL) identifies the area noted as being located within the north group and the remaining three characters denoting the Salishan Residential Market Area located in the Community of Gleneden Beach.
The north grouping contains the following primary market areas including Pacific City Real Estate, Neskowin Real Estate, Roads End Real Estate, Lincoln City Real Estate, Gleneden Beach Real Estate, Lincoln Beach Real Estate and Depoe Bay Real Estate. The south grouping includes additional primary markets areas featuring Newport Real Estate, South Beach Real Estate, Seal Rock Real Estate, Waldport Real Estate and Yachats Real Estate.
These area code descriptions represent a standard classification system, but there are select cases where listings are input by listing agents not matching exactly to the description standard. In conducting property searches, the online user is advised to check out any areas adjacent to your preferred search criteria in order to identify all possible solutions (See User Tips Information).
User Tips: While a high percentage of the listings contained within the active MLS database reflect accurately their true corresponding area code descriptions, there may be select cases where the listing does not match to the standard. For example, properties located in the Makai Subdivision in South Lincoln County are to be assigned to the South Beach Area Code Description (SSBC) based on the standard, but many times these listings are entered into the MLS System using the Seal Rock Area Code Description (SSEA). The Makai Development has been assigned to the zip code of Seal Rock and some listing agents are inclined to list the property under this Seal Rock Area Code description. A similar situation can be found when Salishan Area Listings are entered using the Gleneden Beach Area Code Description (NGLB) versus the correct Salishan Area Code Description (NSAL).
If you are utilizing the property search features available within our MLS Public Access Web site and are conducting searches by preferred area codes, it may be beneficial to search for properties using any of the area code descriptions surrounding the general vicinity of your desired search area in order to identify all possible solutions.

Lincoln County MLS North Area Codes
|
|
NCAS: Cascade Head
Includes the area located west of Hwy 101 and north of the Salmon River. Area is located in between Lincoln City and Neskowin, and contains the neighborhood area of Cascade Head Ranch.
NCHA: Cloverdale and Hebo
Includes the Community Areas of Cloverdale and Hebo both located within Tillamook County.
NCOR: Coronado Shores
Includes the properties located on Lancer Street west of Highway 101 as well as the Coronado Shores Development established within the Gleneden Beach Community Area (mail address is Lincoln City).
NCUT: Cutler City
Includes the city neighborhood located at the south end of the City Limits of Lincoln City and is situated on the Siletz Bay in between Schooner Creek and Drift Creek.
NDEP: Depoe Bay
Includes the area located from the Fogarty Creek State Park southward to the Big Whale Cove Area and contains the City Limits of Depoe Bay and the Boiler Bay Community Area. Key Developments include Thundering Shores Condominiums, The Village at Northpointe Condominiums, Harbor at Depoe Bay Condominiums, Anchor Estates and Little Whale Cove.
NDSC: Drift and Schooner Creeks
Includes the area located in southeast part of Lincoln City containing the rural areas of Drift Creek and Schooner Creek in addition to Anderson Creek Road.
NEDL: East Devils Lake
Includes the area situated from the junction of East Devils Lake Road and Hwy 101 on north to Baldy Creek (23rd Street and Thorpe Creek Road) on the south. Also includes Hill Road and the eastside community neighborhoods situated along the eastern portions of Devils Lake.
NGLB: Gleneden Beach
Includes the Community Areas of Gleneden Beach and contains the Developments of Seagrove and the Cavalier Condominiums. The Developments of Salishan and Salishan Hills are included in their own area code description (See NSAL) as well as the Development of Coronado Shores is included in its own area code description (See NCOR).
NH18: Highway 18 Corridor
Includes all areas accessed from Hwy 18 from 101/18 junction to the Polk County Line and south. Includes the areas located at the Otis Junction, Rose Lodge, Bear Creek, Boulder Creek, the south side of Salmon River, and Slick Rock Creek.
NHIH: Highland
Includes the area located from East Devils Lake Road to the Hwy 101/18 junction. Contains the area north of the Chinook Winds Golf Resort (formerly the Lakeside Golf Course), Cherry Hill and the Development of Highland Estates.
NLNB: Lincoln Beach
Includes the area located in between Gleneden Beach and Depoe Bay within Lincoln County. Area starts from Lancer Street extending southward to the Fogarty Creek State Park Area. Key Developments include Bella Beach, Evergreen Ridge, Searidge Condominiums, Pacific Palisades and Fishing Rock. Mailing address is Depoe Bay.
NLNE: Northeast Section of Lincoln City
Includes the Lincoln City Area situated north of the D River State Park and east of Hwy 101, and contains the west side community areas of Devils Lake plus the Indian Shores Development.
NLNW: Northwest Section of Lincoln City
Includes the Lincoln City Area located north of the D River State Park and west of Hwy 101 and contains the Development of Lincoln Shore Star Resort.
NLSD: Lakeside Golf Course
Includes the area located north of Hwy 101 from the Lighthouse Square Shopping Mall in Lincoln City to East Devils Lake Road, and contains the Chinook Winds Golf Resort (formerly the Lakeside Golf Course).
NLSE: Southeast Section of Lincoln City
Includes the Lincoln City Area located south of the D River State Park and east of Hwy 101.
NLSW: Southwest Section of Lincoln City
Includes the Lincoln City Area located south of the D River State Park and west of Hwy 101 including the neighborhoods of Nelscott & Taft. Key Developments include The Inn at Spanish Head Condominiums and Olivia Beach.
NNEO: Neotsu
Includes the area located from the Neotsu Post Office to East Devils Lake Road and the north end communities of Devils Lake including the Lake Point neighborhood area. Area includes portions set within the City Limits of Lincoln City and other areas positioned within Lincoln County.
NNES: Neskowin
Includes the Community Areas of Neskowin located in Tillamook County. Area contains the main village section of Neskowin and the Developments of Horizon View Hills, Sahhali Shores, Hills of Neskowin, Hawk Creek Hills, South Beach and Ocean Ridge.
NNOR: North Bank Area
Includes the area located east of Hwy 101 to the east junction of North Bank Road and Hwy 18. Area includes part of the Salmon River, the Old Scenic Highway, North Bank Road, and the Community Areas of Panther Creek and Echo Mountain.
NOOA: Out of Area
Anything listed outside of Tillamook and Lincoln Counties, and north of the Benton County Line.
NOTT: Otter Rock
Includes the area located from the north to south ends of the Otter Crest Loop. Area includes the Town of Otter Rock, the Community Area of Miroco, and the Developments of Sea Crest and the Inn at Otter Crest Condominiums.
NPAC: Pacific City
Includes the Community Areas of Pacific City and Woods both located in Tillamook County. Area contains the Developments of Nestucca Ridge, Kiwanda Shores, Shorepine Village, 4 Sisters Village, Pacific Seawatch and Nantucket Shores.
NROA: Roads End
Includes the area located north of the City Limits of Lincoln City (50th Street) accessed by Logan Road including the Development of Palisades Condominiums. Mail address is Lincoln City.
NSAL: Salishan
Includes the Salishan Area Residential Developments located at the north end of the Community Areas of Gleneden Beach. Area contains the Salishan Residential Community (Salishan Leaseholders Inc.) built on the west side of Hwy 101, and the Salishan Hills Development, The Bluffs Condominiums and The Island Condominiums established on the east side of Hwy 101.
NSIL: Lower Siletz
Includes the area situated on Hwy 229 from Kernville to Mowrys Landing (near Cedar Creek and due east of Depoe Bay). Area contains the Lower Siletz River Area, Immonen Road, the Community Area of Kernville, and the Development of Siletz Keys.
NTDS: Tierra Del Mar & Sandlake
Includes the Community Areas of Tierra Del Mar and Sand Lake both located in Tillamook County.
NTLC: Tillamook County
Everything located outside of Neskowin, Pacific City, Woods, Cloverdale, Hebo, Sand Lake & Tierra Del Mar and still contained within the boundaries of Tillamook County.

Lincoln County MLS South Area Codes

|
|
SEST: East County
Includes the Community Areas of Burnt Woods, Chitwood, Eddyville, Harlan, Nashville and Nortons found in Lincoln County plus the additional areas situated along Highway 20 from Thornton and Trapp Creeks to the Benton County Line.
SLOG: Logsden
Includes the area situated from Logsden Road east of Twin Bridges as well as Moon Shine Park Road.
SNEW: Newport
Includes the area starting from the southern junction of Highway 101 with the Otter Crest Loop (Township 9 and 10 boundaries) southward to the Yaquina Bay, and also from Highway 20 to Fruitvale Road (Approximate Range 10 and 11 boundaries). Also includes the Yaquina Bay Road eastward out to Riverbend Moorage. Area encompasses the City Limits of Newport, and the communities established near Beverly Beach, Moolack Beach, Agate Beach and Nye Beach.
SOOA: South Out of Area
Anything listed outside of Lincoln County and south of the Polk County Line except the corridor along Hwy 101 from the Big Creek Estuary located at the north end of the Yachats Community Area extending southward along the coast to Sea Lion Caves (See Yachats Area Code - SYAC).
SSBC: South Beach
Includes the area situated at Highway 101 extending southward from the Yaquina Bay to Beaver Creek located near the Ona Beach State Park. Area includes the neighborhood areas built south of the Yaquina Bay Bridge, and contains the Developments of Southshore, Surfland, Pacific Shores and Makai. Please note that as a general practice, listings in the Makai Development are generally assigned to the Seal Rock Description Code (See SSEA).
SSEA: Seal Rock
Includes the area situated at Highway 101 from Beaver Creek (Ona Beach State Park) extending southward to the Driftwood Beach State Park (Approximate Township 12 and 13 boundaries). Area includes the Town of Seal Rock, the Community Areas of North and South Beaver Creeks and the Developments of Huckleberry Hill and Fox Creek. As a general practice, most listings for the Makai Development are placed within the Seal Rock Description Code based on a Seal Rock Zip Code assigned to the development. Also check the South Beach Description Code (See SSBC) for other possible listings.
SSLZ: Upper Siletz
Includes the area located at Hwy 229 from Mowrys Landing (Near Cedar Creek and due east of Depoe Bay) to the northern end of Yasek Loop. Area includes Lodgsden Road east to the Polk County Line, and contains the Upper Siletz River Area and the Community Area of Logsden.
STID: Tidewater
Includes the area situated at the Hwy 34 Marker (From Alsea River Bridge at the 7 mile marker) to the Benton County Line, and from the Five Rivers Road to the Lane County Line. Also includes the Community Area of Tidewater.
STOL: Toldeo
Includes the area located at Hwy 20 from Fruitvale Road out to Thornton and Trapp Creeks in addition to the area situated along Yaquina Bay Road extending eastward from the Riverbend Moorage Area to the City of Toledo. Area contains South Bay Road, the Community of Elk City, and the City Limits of Toledo.
SWAL: Waldport
AIncludes the area situated at Hwy 101 extending southward from the Driftwood Beach State Park (Approximate Township 12 and 13 boundaries) to Big Creek (north of Angell Job Corps) and from the start of Hwy 34 in Waldport eastward out to the Hwy 34 Marker ( Alsea River Bridge at the 7 mile marker). Area also includes Bayview Road, the City Limits of Waldport, and the Developments of Alsea Highlands, Bayshore, Sandpiper Village, Seafarer, Sandpiper Shores and Ocean Hills.
SYAC: Yachats
Includes the area located at Hwy 101 extending southward from Big Creek (north of Angell Job Corps) to Sea Lion Caves (Lane County). Area also includes the Yachats River Area, the City Limits of Yachats, the Community Area of Tenmile Creek and small pocket neighborhoods built along the Northern Lane County Coastline. Key Developments include Overleaf Village and Quiet Water.
