Located in the Gleneden Beach Community Area (Zip Code 97388) of Lincoln County, the Salishan Hills Development offers a beautiful community setting designed within the lush treed hillsides overlooking the Siletz Bay Estuary. Also, part of the development overlooks the surrounding green grass fairways of the Salishan Golf Links, an 18-hole championship golf course associated with the Salishan Spa and Resort. The Salishan Hills Development is one of three significant real estate developments established within the Salishan Area along with the Salishan Residential Community (Salishan Leasehold) and the Salishan Spa and Resort. The Salishan Hills Development includes the main community area containing individual residential home sites coupled with two coastal condominium projects established in the area known as the Salishan Bluffs Condominiums and the Salishan Island Condominiums.

The Salishan Hills Development is located on the east side of the Pacific Coast Scenic Byway, near the stoplight built at the Shops at Salishan. A street access heading east from Highway 101 leads to the entrance of the Salishan Spa and Resort or to the two gated entrances associated with the Salishan Hills Development. One gated entry leads into the Salishan Bluffs Condominiums. The second gated entrance provides access into the main residential sections of the Salishan Hills Development and also to the Salishan Island Condominiums.

The residential sections found within the Salishan Hills Development are spread out around the treed hillsides and fairways settings of the community. The north end of the development offers vantage points of the Siletz Bay Estuary, the Salishan Spit Area and the distant ocean breakers coming ashore. Another section of the development features home sites integrated into the majestic hillsides lined with evergreen trees. While the view lines are primarily of natural wooded settings, some of the home sites include distant vistas of the Pacific Ocean from afar. The third major setting found in the development includes home sites positioned along the manicured fairways of the Salishan Golf Links. Also, the community design includes acres of common areas set aside for preserving the incredible beauty of the natural surroundings while providing balance with sensible real estate development.

The Salishan Hills Development includes a very nice recreation area offering two outdoor tennis courts with bench seating, two restrooms and paved areas for public parking. Also, the recreation area includes a picnic area equipped with tables and barbecues. Together with the main section of residential home sites, the development includes two separate condominium projects. The first one known as the Salishan Bluffs is located on the north end of the development and provides it own gated entrance. The location of the Salishan Bluffs Condominiums affords wonderful vantage points of the Siletz Bay Estuary and the Salishan Spit Area from afar. The Salishan Bluffs includes 32 units configured within the project and features multiple bedroom floor plan configurations built within a multi-story building design.

The second project is known as the Salishan Island Condominiums containing 23 individual units coupled with paved areas outdoors designed for residents and guest parking. The Salishan Island Condominiums are located on the western side of the community with the fairways of the golf course surrounding the planned project area. The Salishan Island Condominiums feature scenic views of the golf course fairways along with offering multiple bedroom floor plans and enclosed patio courtyards. Both of these condominium projects are managed by their own respective condominium owners associations.

The Salishan Hills Development is served by water, sewer, electrical and natural gas services available within the community along with phone and television services. The paved roadway system contained within the development is private to the community and maintained by the homeowners associations. All of the housing options contained within the Salishan Hills Development are covered under the Covenants, Conditions and Restrictions recorded by the Developer as well as the zoning rules administered by the Lincoln County Planning Department. The active governance of the Development and its associated affairs are now handled by their respective homeowner associations with a board of directors elected by the individual property owners.
